What leasing options are available?
We offer 12 to 18-month lease terms.
Do I need a lease guarantor?
A lease guarantor would only be needed for income purposes.
Do you offer individual leases?
No, we do not offer individual (by-the-bed) leases. Anyone over the age of 18 living in the apartment must be on the lease.
Do you offer co-living?
We do not offer a co-living (individual lease with shared common space privileges) lease option.
Can I apply online?
Yes, all applications are completed online through our property website. Just click the Apply tab to get started with an application. www.yourmtvernon.com
How much is the security deposit? Is any of it refundable?
We require the security deposit, which is $1,000.00, at the time of submitting the application.
Is there an application fee?
We do not charge any application fees but do require a security deposit which is refundable if the application is not approved. This deposit must be submitted at the time of the application.
Are there Qualifications - income, credit history checks, criminal history, rental history, etc.?
The application approval is based on a credit check, criminal background check, income, and rental history.
Do I have to pay first & last month's rent?
We require the first month's rent, a security deposit, and a key fee to move in.
When is rent due and how can I pay my rent? What forms of payment are acceptable?
Rent is due on the first of each month. We offer online rent payments through the portal using credit card, echeck, or emoney orders.
Is there a late fee for overdue payments? Is there a grace period?
There is a $50 late fee charged for any balance past due by 30 days. Rent is due on the first of every month.
Are utilities included?
Yes, some utilities are included - heat and hot water and gas for cooking.
Are there any other costs not included in the rent?
Residents are responsible for cable, electric, and renters insurance which are separate costs from the rent.
Is renter's insurance required?
Yes, renter's insurance is required. A minimum of $100,000 in limited liability coverage is required. Proof of policy must be provided to the leasing office prior to move in.
Can the apartment be sublet or listed on Airbnb or VRBO?
We do not allow subletting, and apartments cannot be listed on short-term rental sites like Airbnb or VRBO.
What are the occupancy limits?
Occupancy limits: 2 people in a 1BR, 2 people of non-familial status/4 people of familial status in a 2BR
What are your application requirements?
When applying we will be looking for the application to be completed in full with all applicants two most recent paystubs. To finalize the application, we require a $1000 holding deposit that is refundable if the application is unable to be approved.
What happens if I need to move out before my lease expires?
While we hope you will remain a resident of the Princeton Property community, we do realize that circumstances may require you to move. Please contact the Management office to go over your options in the event you need to terminate your current lease contract.
What are the hours for the laundry facility?
Laundry facilities are open 24/7 for your convenience.
What are hours of the leasing office?
Leasing Office hours: 9 AM - 5 PM, Mon - Fri; 10 AM - 4 PM, Sat.; Closed Sunday
Do you offer valet trash service and/or recycling?
Currently, we do not offer valet trash service or recycling.
Do you have cable/internet available? Is there a separate charge?
Internet and cable are the responsibility of the resident. Our buildings are Fios and Xfinity ready.
Do you have package lockers/how do I get my packages?
The office is willing to hold packages on the resident's behalf so they are not left in any common areas by the delivery driver. We are able to deliver reasonably sized deliveries at the resident's request.
Do you have additional storage available?
We do not offer any additional storage other than what is available for space in the apartment.
What security features does this property offer?
We are a gated community and do have cameras throughout the parking lots of the community.
Does this community have a pest control service? What kind of insects should I be aware of?
We are contracted with a licensed and well-known Pest Control company. Any insect issues must be reported to Management.
Are BBQ grills available?
Not at this time.
Does the community have bicycle racks?
We do have an outdoor bike rack on the property for resident use.
I have a noise complaint. Who do I contact?
Depending on the nature of the noise, you would typically contact the Management office. If the disturbance is excessive and is after office hours, you would contact the local police department.
What is the smoking policy?
We are pleased to be a smoke-free community.
Do you allow pets? What is the pet policy?
Yes, we are a pet-friendly community. Indoor cats are permitted. The monthly pet rent per cat is $40.00 per month, not to exceed 2 cats. Additional restrictions apply and will be explained during the leasing process. All pets must be approved by management.
What is the parking situation?
We have outdoor parking for our residents. We allow one car parking off-street for residents, second vehicles would be street parking. It is sticker parking, you would not be assigned a spot. Guests would park on the street.
What is the policy for snow removal?
Our snow policy is updated annually and sent out to the community prior to the season starting. Mangement handles all snow removal.
Are there building quiet hours?
The city noise ordinance is 11:00 PM. Our contract states that any time there is excessive noise that is bothersome to neighbors it is considered a lease violation. Please be considerate.
What decorations or changes to the apartment are prohibited?
No major renovations can be done in the apartments. Check with Mangement for more details.
What is the procedure for moving out?
We require a 60-day notice to vacate in advance prior to the lease end date.
Are washers and dryers available?
We have washers and dryers available in each building — open 24/7 for your convenience.
What appliances do kitchens have?
All apartments have gas stoves, refrigerators, dishwashers, and A/C wall units. Sinks have a garbage disposal. Apartments do not have built-in microwaves *Studio apartments do not have dishwashers.
Is there a bathtub or just a shower? Are they together or separate?
Apartments have a tub/shower combined.
Do apartments have built-in USB outlets?
Not at this time.
Do apartments have AC?
Yes, we offer A/C wall units in each apartment
When were these apartments built? Have there been any renovations?
These apartments were built in 1972 and underwent a major renovation in 1996.
Do the apartments have air conditioning?
Yes.
What constitutes an emergency maintenance request?
No heat (September 15th-June 15th), water pipe breakage/leaking pipe, fire, flooding or excessive leakage from ceiling, dysfunctional toilet, refrigerator not working.
What public schools are nearby?
Local schools include South Lawrence East Elementary School and Lawrence High School.
How much traffic is there in the area? Are there any times during day/night that it is heavy?
Our community is located off of Rt. 28 in South Lawrence. Typically traffic runs smoothly throughout the day.
Is there public transportation nearby? What stop is closest?
McGovern Transportation Center. The Commuter Rail is roughly 2.5 miles from our community and the Haverhill line is what passes through this city.
Are you near any transportation routes? Which ones?
We are close to routes I-495 and I-93.
When is rent due?
Rent is due on the 1st of every month.
What forms of rent do you accept?
Payments can be made on your Resident Portal via eCheck, debit or credit card. Convenience fees apply to debit and credit payments.

Can I set up automatic payments for rent?
Auto-pay for rent can be set up via your Resident Portal by navigating to the "payment" tab on the left side of the screen, selecting the "auto-payment" tab, and following the prompts to add a new payment method.
How do I access FLEX rent payments?
Flex rental payments can be set up by visiting their website getflex.com, and following the prompts to set up an account.
How do I access my resident portal?
Your Resident Portal can be accessed by visiting our website princetonmtvernon.residentportal.com, and signing in with your email. For first time sign-in, you will need to create a password for your account by selecting the "need to sign up?" button below the log in button.
What can I do in my resident portal?
The Resident Portal allows you to access all of your apartment needs including rental payments, documents, viewing/signing leases, maintenance requests, messages and alerts from us as well as the ability to message the property directly.
How do I upload documents in my resident portal?
You can upload documents to your Resident Portal by navigating to the documents tab on the left side of the screen, then selecting "upload document" in the top right corner.

What are leasing office hours?
The Leasing Office is open 9:00am-5:00pm Monday-Friday, 10:00am-4:00pm Saturday and Closed Sunday.
Am I able to renew my lease? How?
The leasing team will send a renewal to you about 75 days before your current lease end. You can also request a lease renewal on your Resident Portal by selecting the "lease" tab on the left side of the screen and selecting "request renewal" from the drop down menu.
Can I add occupants to my lease? What is the process?
Please contact the Leasing Office for more assistance with adding or removing occupants to your lease.
Am I able to transfer from my current apartment to a new apartment or building?

How do I put in a maintenance request? How long does it take for maintenance to respond to a request?
You can submit a maintenance request on your Resident Portal by selecting the "my apartment" tab on the left side of the screen and selecting "maintenance" from the drop down menu, then "request maintenance" in the top right corner. Maintenance requests are received immediately and responded to in a timely fashion, within 24-hours maximum.
What is the emergency maintenance number?
Our maintenance/emergency maintenance is available 24/7 by calling (978) 470-8282 and select option 2 from the automated service.
How do I enter a maintenance request online?
You can submit a maintenance request on your Resident Portal by selecting the "my apartment" tab on the left side of the screen and selecting "maintenance" from the drop down menu, then "request maintenance" in the top right corner.
What are the laundry facility hours?
Laundry facilities are available 24/7.
How do I load my laundry card?
Laundry cards can be loaded at the CSC machine on the wall outside of the leasing office. Insert your laundry card in the slot at the top of the machine, then insert a $5, $10 or $20 bill at the bottom left of the machine. The screen at the top left will show what the balance on your card is.
Is there off-street parking?
There is off-street parking located on South Broadway that borders the property.
How many parking passes do I get?
We offer one off-street parking permit per apartment home. Tandem parking for two resident vehicles is available at an additional $50/month pending availability.
Is there visitor parking?

Can I rent extra parking spaces?

What are snow removal protocols?
We will have plows come through for regular salting as well as shoveling/plowing after every inch of snowfall during the winter. The day after a storm where more than 3" of snow has fallen, maintenance will go building to building and knock on doors to have residents move their vehicles for them to plow the rest of the parking lot.
Are there quiet hours?
Yes, 9:00pm-8:00am.
Can I have a pet(s)? Is there a pet rent or breed restrictions? What is the process?
At Princeton at Mount Vernon, we feel your pets are members of our extended family, so we strive to make them feel right at home. Our community welcomes kitties of all kinds. For each cat - with a maximum of two - there is a pet rent of $40 per month. Please contact our leasing office to learn more!
How do I get my packages?
We do not have a package locker, but accept all packages at the leasing office for pick up.

Maintenance can make replacement keys if any are damaged/misplaced, charges may apply.
How do I set up or transfer utilities (electric, water, gas, internet)?
Your electric meter number is provided to you in your move-in checklist email, please call National Grid to set up service. Water and gas are covered by Princeton Properties. To have internet and/or cable installed please contact Comcast/Xfinity or Verizon.

The lease does not allow for subletting or for apartments to be listed on short-term rental platforms like Airbnb or VRBO.

What can and cannot go down the garbage disposal?
"Only small food scraps and water should be put down the disposal, while the water and the disposal are running. After the scraps are gone, allow the disposal and water to run for about 30 seconds.
Stringy foods such as celery, squash or any peels such as onions or potatoes, rice, egg shells, pasta, cigarettes or any objects can not go down your disposal."
What is the smoking policy?
Our community is a breath of fresh air. We do not allow smoking in the apartments, buildings, or parking lots.
Can I paint the walls or install my own fixtures?
No.
