What leasing options are available?

​We offer 12 to 18-month lease terms. 

Do I need a lease guarantor?

A lease guarantor would only be needed for income purposes. 

Do you offer individual leases?

No, we do not offer individual (by-the-bed) leases.  Anyone over the age of 18 living in the apartment must be on the lease. 

Do you offer co-living?

We do not offer a co-living (individual lease with shared common space privileges) lease option. 

Can I apply online?

Yes, all applications are completed online through our property website. Just click the Apply tab to get started with an application. www.yourmtvernon.com

How much is the security deposit? Is any of it refundable?

​We require the security deposit, which is $1,000.00, at the time of submitting the application. 

Is there an application fee?

​We do not charge any application fees but do require a security deposit which is refundable if the application is not approved. This deposit must be submitted at the time of the application. 

Are there Qualifications - income, credit history checks, criminal history, rental history, etc.?

​The application approval is based on a credit check, criminal background check, income, and rental history. 

Do I have to pay first & last month's rent?

We require the first month's rent, a security deposit, and a key fee to move in. 

When is rent due and how can I pay my rent? What forms of payment are acceptable?

Rent is due on the first of each month. ​We offer online rent payments through the portal using credit card, echeck, or emoney orders.

Is there a late fee for overdue payments? Is there a grace period?

​There is a $50 late fee charged for any balance past due by 30 days. Rent is due on the first of every month. 

Are utilities included?

​Yes, some utilities are included - heat and hot water and gas for cooking.

Are there any other costs not included in the rent?

Residents are responsible for cable, electric, and renters insurance which are separate costs from the rent.

Is renter's insurance required?

​Yes, renter's insurance is required. A minimum of $100,000 in limited liability coverage is required. Proof of policy must be provided to the leasing office prior to move in.

What happens if I need to move out before my lease expires?

​The resident is obligated financially through the end of the contracted lease term.

Can the apartment be sublet or listed on Airbnb or VRBO?

We do not allow subletting, and apartments cannot be listed on short-term rental sites like Airbnb or VRBO. 

What are the occupancy limits?

Occupancy limits: ​2 people in a 1BR, 2 people of non-familial status/4 people of familial status in a 2BR

What are hours of the leasing office?

​Leasing Office hours: 9 AM - 6 PM, Mon - Fri; 10 AM - 4 PM, Sat.; Closed Sunday

What are the hours for the laundry facility?

Laundry facilities are open 24/7 for your convenience. 

Do you offer valet trash service and/or recycling?

Currently, we do not offer valet trash service or recycling. 

Do you have cable/internet available? Is there a separate charge?

Internet and cable are the responsibility of the resident. Our buildings are Fios and Xfinity ready.

Do you have package lockers/how do I get my packages?

The office is willing to hold packages on the resident's behalf so they are not left in any common areas by the delivery driver. We are able to deliver reasonably sized deliveries at the resident's request. 

Do you have additional storage available?

​We do not offer any additional storage other than what is available for space in the apartment. 

What security features does this property offer?

​We are a gated community and do have cameras throughout the parking lots of the community.

Does this community have a pest control service? What kind of insects should I be aware of?

We are contracted with a licensed and well-known Pest Control company. ​Any insect issues must be reported to Management.

Are BBQ grills available?

Not at this time. 

Does the community have bicycle racks?

​We do have an outdoor bike rack on the property for resident use.

I have a noise complaint. Who do I contact?

​Depending on the nature of the noise, you would typically contact the Management office. If the disturbance is excessive and is after office hours, you would contact the local police department.

What is the smoking policy?

​We are pleased to be a smoke-free community.

Do you allow pets? What is the pet policy?

​Yes, we are a pet-friendly community. Indoor cats are permitted. The monthly pet rent per cat is $40.00 per month, not to exceed 2 cats. Additional restrictions apply and will be explained during the leasing process. All pets must be approved by management.

What is the parking situation?

We have outdoor parking for our residents.  We allow one car parking off-street for residents, second vehicles would be street parking. ​It is sticker parking, you would not be assigned a spot. Guests would park on the street.

What is the policy for snow removal?

​Our snow policy is updated annually and sent out to the community prior to the season starting. Mangement handles all snow removal.

Are there building quiet hours?

The city noise ordinance is 11:00 PM. Our contract states that any time there is excessive noise that is bothersome to neighbors it is considered a lease violation. Please be considerate. 

What decorations or changes to the apartment are prohibited?

​No major renovations can be done in the apartments. Check with Mangement for more details.

What is the procedure for moving out?

​We require a 60-day notice to vacate in advance prior to the lease end date.

Are washers and dryers available?

We have washers and dryers available in each building — open 24/7 for your convenience. 

What appliances do kitchens have?

All apartments have gas stoves, refrigerators, dishwashers, and A/C wall units. Sinks have a garbage disposal. Apartments do not have built-in microwaves *Studio apartments do not have dishwashers. 

Is there a bathtub or just a shower? Are they together or separate?

Apartments have a tub/shower combined. 

Do apartments have built-in USB outlets?

Not at this time.

Do apartments have AC?

​Yes, we offer A/C wall units in each apartment 

When were these apartments built? Have there been any renovations?

These apartments were built in 1972 and underwent a major renovation in 1996.

Is there public transportation nearby? What stop is closest?

​McGovern Transportation Center. The Commuter Rail is roughly 2.5 miles from our community and the Haverhill line is what passes through this city.

What public schools are nearby?

Local schools include South Lawrence East Elementary School and Lawrence High School.

How much traffic is there in the area? Are there any times during day/night that it is heavy?

​Our community is located off of Rt. 28 in South Lawrence. Typically traffic runs smoothly throughout the day.
